Your new company

My client is a New York City-based developer with an in-house construction management and real estate brokerage team operating across the 5 boroughs. They provide expertise in large out-of-the-ground residential buildings, including affordable housing. They are also known for developing commercial spaces for culturally impactful, local brands. Offering those brands retail and office space to expand and/or start-up in the NYC market.

Your new role

• You will be responsible for the day-to-day operations on site, as the client focuses to build out of the ground projects, specifically mixed-use buildings.
  
• You will ensure scheduling, budget, quality and customer satisfaction with his role also requiring problem-solving, excellent communication and leadership and proven experience of working with project managers, management, project support staff and in order to deliver the company's commitment to clients in terms of progress, completion and quality.
  
• Conduct regular inspections of the building and its systems to identify maintenance needs, safety hazards, and potential risks.
  
• Develop and implement preventive maintenance programs to prolong the lifespan of building systems and equipment.
  
• Respond promptly to resident inquiries, concerns, and maintenance requests, providing excellent customer service at all times.
  
• Manage and oversee a team of maintenance staff, including hiring, training, scheduling, and performance evaluation.
  
  What you'll need to succeed
  
• +7 years experience as a superintendent..
  
• Experience of building out of the ground/new construction is required.
  
• Project experience building mixed/ -use/ healthcare/ residential is favorable for this role.
  
• Familiarity with OSHA regulations
  
• Excellent communication and leadership skills
  
• Experience using Procore
