Overview

This position is primarily responsible for recognizing value of items being purchased for the Division and related maintenance of all budgets and associated takeoffs. The position should be able to handle purchasing duties from start to finish (negotiations with vendors through loading and maintaining costs in systems used).

Primary Duties & Responsibilities

• Assist with the bid process
• Assist with creating and maintaining material and labor takeoffs for new communities and plans
• Perform and/or review lumber takeoffs for new communities and new plans
• Maintain takeoffs and budgets for active communities.
• Maintain all assigned cost codes and option costs
• Analyze cost variances/EPOs and find ways to reduce variances
• Work with field construction personnel to confirm takeoffs and reduce variance
• Performs cost per square foot and budget comparisons.
• Maintain community specific specifications
• May supervise vendor set-up
• Performs other duties as assigned by supervisor.
• Negotiates, closes, produces and follows up on subcontractor and vendor contracts.

Education & Experience

• Bachelor's degree preferred.
• Estimating and prior homebuilding purchasing experience preferred.

Skills & Abilities

• Proficient computer skills (Excel, JDE, Hyphen - BuildPro preferred)

Technical Knowledge & Experience

• General knowledge of construction, purchasing duties.

Physical Requirements

• Typical office environment - currently hybrid 3 days in office, 2 days remote.
