SUMMARY:

Under general supervision and according to established procedures; installs, inspects, replaces, tests, performs repairs to HVAC/R equipment/systems and controls that maintain the supply and integrity of the heating, cooling, ventilation and refrigeration equipment/systems throughout the Hospital facilities. Performs minor Electrical, Mechanical, and/or Plumbing tasks as required, when related to HVAC/R duties.

Compliance Responsibilities;
  • Understands and adheres to North Shore Medical Centers' (NSMC) compliance standards as they appear in Corporate Compliance Policies, Code of Conduct, and NSMC's Policies.
  • Professional, Supervisory and Managerial Staff, keep abreast of all pertinent federal, state and NSMC regulations, laws, and policies as they presently exist and as they change or are modified.
  • Managerial Staff ensure that their staff are trained and evaluated on their knowledge of and adherence to compliance policies and procedures specific to their jobs.

Job Specific Responsibilities;
  • Receive assignments and work orders. Review work orders, prioritize status and repair schedules. Sketch plans and/or read and interpret MEP drawings, diagrams, operating manuals and manufacturer's specifications; estimate time, material and cost requirements to install and repair. Operate and test repaired/new equipment.
  • Adjusts controls to ensure air quality measures such as differential pressure, temperature and relative humidity in surgical and acute care rooms.
  • Familiarity with major Energy Management Systems (EMS) such as Continuum, Metasys and Ecostruxure.
  • Performs maintenance within a large scale chiller system with multiple chiller integration
  • Working knowledge of steam source production and integration (Steam to HW heat exchangers, steam reheats, traps, etc.)
  • Working knowledge of large AHU's/RTU's (up to 40,000 CFM supported by central chiller and boiler plant).
  • Adjusts refrigerant flow and suction valves in order to maintain desired degree of compression and temperature levels. Drains and refills equipment with refrigerant as necessary.
  • Performs and documents preventative maintenance and major repairs on refrigeration and air conditioning systems; seals refrigerant leaks, replaces faulty valves, humidistats, thermostats, pumps, etc.
  • Isolates defects in refrigeration equipment control systems by testing wiring, switches, motors, and so forth, using ammeter, voltmeter and ohmmeter; tests operation of humidistats and thermostats with electrical meters, test lamps, and/or pneumatic gauges
  • Performs and documents equipment repairs; may test new and repaired equipment before it is put into service.
  • May assist in training staff in operation and repair of equipment.
  • Order supplies and parts according to established procedures.
  • May assist in evaluating new equipment.
  • Establishes and maintains courteous, cooperative relations when interacting with patient, visitors, other staff members and the public.
  • Assist other trades personnel as needed in handling materials on major repair or installation projects.
  • Maintain all required records and information pertinent to costing out work assignments as required.
  • Keep work areas orderly, clean and safe. Assure proper care in use of tools, equipment and supplies.
  • Responds to "Code Red" calls.
  • Maintain and comply with Codes and requirements of accreditation and regulatory agencies.
  • Some overtime required.
  • Shall be required to maintain rotating "On-Call" status.
  • Performs other related assignments as requested/required.
  • Evaluates various factors such as pressure, temperature, watts, and gallons per minute and installs appropriate refrigeration and air conditioning equipment.
  • Proficient at brazing, soldering, etc., to install fittings; cuts and fits pipe and tubing as necessary to install equipment.
  • May plan, direct and coordinate the work of outside contractors engaged in installing, repairing, testing and maintaining HVAC/R equipment/systems.
  • Regularly confers with Hospital departments to clarify nature of HVAC/R problems and coordinate corrective action.
  • Tours work sites to ensure work is progressing satisfactorily by contractors and inspects completed work; instructs or demonstrates proper work methods and ensures work performed does not endanger Hospital patients, employees or visitors.
  • Estimates equipment, parts and materials necessary to complete assigned work and processes requisitions. Ensures parts and materials are issued properly and efficiently utilized.
  • Participates in developing recommendations regarding replacement of existing equipment, purchase of new equipment, hiring of outside contractors and improvement of H.V.A.C. equipment performance.
  • Prepares and maintains records of all tests conducted and test results of equipment.
  • Maintains contact with vendors, representatives of public utilities and representatives of HVAC/R equipment manufacturers in order to gather and exchange information and resolve problems related to Hospital equipment.
  • May review plans, drawings and specifications for construction or remodeling and may recommend appropriate modifications or additions to plans as necessary.
  • Keeps current regarding changes in applicable codes, and developments in H.V.A.C. equipment, and improved equipment repair, installation or maintenance processes.


Qualifications
Required:

  • Interpersonal skills necessary in order to effectively lead a small group of personnel/contractors and to develop and maintain cooperative working relationships within the department.
  • Analytical skills necessary to organize and oversee the work of others, effectively evaluate efficiency of equipment and work performed by outside contractors.
  • Work requires level of knowledge of installation and repair of large HVAC/R equipment, knowledge of testing and repairing electrical control systems, generally acquired through post-high school technical training and hands on experience in the industry.
  • Work requires level of knowledge of safe and efficient equipment repair, installation and preventative maintenance generally acquired through experience in the field.
  • 2 to 3 years experience as an HVAC Technician
  • High school diploma or equivalent.
  • Must maintain current and valid Massachusetts Refrigeration Technician License

Preferred:

  • Ability to control campus-wide systems through the EMS
  • 5 years experience as an HVAC Technician
  • Supplemental HVAC/R vocational training
